In viticulture, or in the beverage production sector in general, it is important to understand the meaning of certain themes. This information is essential for both enthusiasts and producers of this sector. Cadastre, plot, appellation, are land terms, often used in the wine sector. What do they actually mean? And how to differentiate them?

what is a Cadastre?

The cadastre represents a database which lists all the built and unbuilt land properties of each municipality. All the information relating to the boundaries of the parcels, the address of the land, its cartography, the footprint or the buildings, and the value of the properties in general can be found there. This set of cartographic and literal documents makes it possible to calculate property taxes, especially with regard to property taxes and local taxes. It is also used to assess the rental value of the property.
When you wish to acquire a property in a municipality, the consultation of the cadastre of the municipality is necessary. This will allow you to have complete and precise information relating to the location of the property, its value, and its location in relation to the neighborhood. To benefit from building rights as an owner, you must also consult the cadastre.
The term cadastre in the wine production chain also refers to a database. In addition, the viticultural cadastre lists all the information relating to the division of the territory into viticultural plots. In this directory, you will find the names of each owner as well as the different lands.

What is a Parcel?

The plot represents the mapping of the distribution of the soil into plots. Whether in urban or rural areas, parcels represent areas of land whose main characteristics are their legal appropriation and their use. The plot is used as a basis for the delimitation of real estate, but also between two rented parties. This cartography is an important factor of the urban. The frame it forms acts directly on the construction model, which by extension promotes rapid renewal of these constructions.
In viticulture, this method is also used for the delimitation of viticultural properties. And when we talk about parcel wine, we are talking about wine that has been produced from grapes from the same parcel. This technique is renowned among major wine producers, who use it to produce exceptional wines.

What is an Appellation?

In viticulture, the appellation serves as the basis for identifying wines according to the place where they were produced. Thus, on the basis of various criteria relating to a vineyard, it promotes the classification of wines. Most of the time, these criteria concern the climate, the environment, as well as viticulture techniques. In France, there are four categories of appellation. The latter make it possible to determine a scale of recognition and excellence with regard to the control and quality of the wine.

Which is the difference between these three terms?

When we talk about a vineyard cadastre, these are the documents grouping all the information associated with the distribution of the territory into vineyard plots. This database lists the names of the owners, as well as the different lands. The plot, on the other hand, is used only for the division of soils into plots. The appellation, on the other hand, makes it possible to identify all kinds of wines according to the geographical origin of their production.
